Build a twelve-month baseline before buying anything

Monthly kWh and fuel use reveal seasonality that one bill cannot.

Record billing dates, kWh, fuel units, cost, occupancy changes, thermostat changes, and unusual weather or equipment. Compare like periods and separate usage from price so a rate increase is not mistaken for an efficiency failure.

Inspect visible air-sealing and insulation clues

Doors, windows, attic hatches, service penetrations, and material transitions are common observation points.

Look for damaged weatherstripping, visible daylight, drafts, staining, displaced insulation, and gaps that are safely accessible. Do not enter unsafe attics or crawl spaces, disturb suspect asbestos or lead materials, or use smoke near combustion equipment.

Record equipment labels, controls, and maintenance state

Age alone does not quantify performance, but condition and operating pattern guide the next test.

Photograph model numbers and EnergyGuide labels, note filter and maintenance dates, check accessible thermostat schedules, and record hot-water settings without opening panels. Combustion testing, refrigerant work, and mains-voltage measurement require qualified professionals.

Rank measures by evidence, cost, and dependency

Fixing a symptom without its cause can waste money or create moisture problems.

Prioritize safety and active damage, then no-cost control changes, maintenance, measured air sealing, insulation, and equipment decisions. Get a professional assessment when bills remain unexplained, rooms are persistently uncomfortable, combustion equipment is involved, or major upgrades are planned.

Create a one-page observation log before choosing a project

A useful audit ends in a prioritized next check, not a shopping list.

Illustrative case, not a product test. These inputs are invented to make the reasoning reproducible. Replace them with your own observations; the result is not a typical household or product benchmark.

Make four columns in your own log: observation, evidence, uncertainty and next action. “The house is inefficient” is too broad. “Usage is 7 kWh/day higher than a comparable period” is a useful starting point, but weather and occupancy still need checking. A single observation rarely proves which system caused the difference.

Separate no-cost observations from paid changes. For each proposed purchase, record the price, the existing equipment’s remaining usefulness, and the evidence for estimated savings. Do not add together savings estimates that address the same energy use; overlapping projects can double-count an apparent benefit.

A DIY log is not an electrical inspection, combustion-safety check or certified building assessment. Stop around damaged wiring, gas odors, water near electrical equipment or other hazards and use the appropriate emergency or qualified professional route. Do not enter a panel, defeat ventilation or switch off essential equipment for this exercise. Bring the log to a qualified assessor so the next visit starts with evidence rather than guesses.
